VA Well Water Test Requirements
Buying a home on a private well with a VA loan? Federal underwriting requires a drinking-water test from a state-certified lab before closing. Here is exactly what the VA program checks for, the rules to watch, and how to get your well tested.
Does my VA loan require a well test?
Yes. If the home you are financing is served by an individual (private) well, the VA program requires a water-quality test before the loan can close. The sample must be analyzed by a laboratory certified by your state to test private-well drinking water, using EPA-approved methods.
Required minimum test panel
- coliform
- nitrate
- nitrite
- lead
At a minimum, a federally-backed loan test covers coliform, nitrate, nitrite, lead. Your state or lender may require additional analytes depending on local groundwater conditions.
VA well-test rules
A water test is required
When a VA-financed home is served by an individual water supply (a private well), VA requires a water-quality test confirming the water is safe to drink before the loan can close.
Required panel
The test commonly covers coliform, nitrate, nitrite, lead โ a coliform-bacteria, nitrate/nitrite, and lead panel. Local VA or lender requirements may add analytes.
Results are valid for 90 days
A VA well water test is generally valid for 90 days. If closing slips beyond that window, the water may need to be re-tested so the lender has a current passing result at closing.
The borrower may not collect the sample
The buyer/borrower cannot collect the water sample themselves. An independent, qualified third party (such as the certified lab or a licensed professional) must collect it so the result is impartial.
A treatment system alone does not satisfy the requirement
Installing a filter or treatment device is not a substitute for a passing test. The water itself must pass the required analysis โ a treatment system without a passing lab result does not meet the VA requirement.

Find a state-certified lab
Your VA test must come from a lab certified by your state. We list certification programs by state so you can find an accepted laboratory near you.
A loan test confirms the water quality of your individual well at the property you are buying. Area risk models โ like the county-level USGS estimates elsewhere on this site โ describe a region as a whole and do not predict any single well, so they cannot satisfy a lender.

VA well water test FAQ
Does a VA loan require a well water test?
Yes. For a VA-financed home on a private well, VA requires a water-quality test showing the water is safe to drink before closing. The panel commonly covers coliform bacteria, nitrate, nitrite, and lead.
How long is a VA well water test valid?
A VA well water test is generally valid for 90 days. If your closing is delayed past that window, you will likely need a fresh sample so the lender has a current passing result.
Can I collect my own VA well water sample?
No. The borrower may not collect the sample. An independent, qualified third party โ such as the state-certified lab or a licensed professional โ must collect it so the test result is impartial.
Does installing a water filter satisfy the VA requirement?
No. A treatment system on its own does not satisfy the requirement. The water must pass the required lab analysis; a filter installed without a passing test does not meet the VA standard.
